About
Property risk should be visible before the money moves.
SafeBuyRealties is the trading name of Safebuyrealties International Ltd, a Nigerian property verification, due diligence and transaction company. We check what a buyer cannot easily check alone, we write down what we found, and we say plainly what is still uncertain before anyone signs or pays.
Why the company exists
Safebuyrealties International Ltd was set up in answer to the risks that buyers, sellers, investors, developers, families, landowners and institutions carry in the Nigerian property market.
The largest purchase of a lifetime is routinely made on the strength of a document nobody has read closely, a boundary nobody has walked, and an assurance nobody has tested. When that goes wrong it does not go slightly wrong. It becomes a dispute that outlasts the money.
What goes wrong
- False ownership claims, defective titles, and sellers with no authority to sell.
- Family, communal and inherited-property interests that surface after the money has moved.
- Hidden litigation, encumbrances, and acquisition or planning concerns.
- Unverified agents, thin professional involvement, and decisions taken under time pressure.
- Environmental, access, infrastructure and possession problems that nobody went to look for.
- Payments made without documentation, and a transaction record that cannot be reconstructed.
The response
Verification first, and in writing
Every matter becomes a traceable case with a reference of its own. The professional review it needs is coordinated against that case, the findings are recorded, and there are points a transaction does not pass until its conditions are met.
SafeBuyRealties cannot take every risk out of a property market. It can take out the avoidable exposure, and make what remains visible while there is still time to act on it. A client should be able to see what has been checked, what is still open, and what has to happen before payment, execution or possession.
What verification does, and does not, cover
A verified property or claim has been reviewed to a defined stage, and the evidence for that stage exists and can be produced on request. It is not a substitute for transaction-specific legal advice, statutory searches, specialist inspection, or the client's own judgment. We would rather say that than let one word carry more weight than it can hold.
What the platform does todayA property decision should not rest on pressure or a verbal assurance. It should rest on evidence, professional input, and a process somebody can trace afterwards.

What we hold ourselves to
Eight values, and each one of them is meant to be visible in the way a case is run rather than only on a page like this.
- Integrity
- Honest and responsible conduct in every engagement.
- Transparency
- Clear processes, written communication, and records a client can follow.
- Professionalism
- Disciplined delivery, by people qualified to do the work they are given.
- Security
- Controlled records and transaction steps designed to take risk out of the process.
- Accountability
- Named owners, unique references, audit trails, and decisions somebody can review.
- Client protection
- Verification and visible risk before any money is committed.
- Excellence
- Careful coordination and responsive communication on every case, not just the big ones.
- Innovation
- Workflows, dashboards and records that make the evidence easier to act on.
Control environment
How the work is controlled
Trust is a design decision here rather than a promise. The standard the controls below are built to is a simple one: a complete audit trail should show who did what, when, on what evidence, under whose authority, and with what outcome.
- Identity and onboarding
- Clients, sellers and professionals are identified, with the evidence appropriate to the role they are taking.
- Case references
- Every client, property, service request and due diligence case carries its own reference from the day it opens.
- Stage gates
- A transaction does not move past the legal, operating and financial conditions set for it.
- Segregation of duties
- Commercial targets do not reach into the independent legal, finance, technology and due diligence checks.
- Evidence and records
- Documents, reports, approvals, invoices, receipts and audit trails are kept under control rather than in an inbox.
- Exception management
- A material gap, delay or risk is named, assigned to a person, escalated and closed.
No sales objective may override a legal hold, incomplete due diligence, a financial-control requirement, a security concern or an unresolved material exception.
Leadership
Seven executive offices, one accountable company
The Managing Director and Chief Executive Officer holds final accountability. Each of the other offices owns a distinct mandate and a control boundary, which is what makes the independence rule above enforceable rather than aspirational.

Growth and partnership
A safer property market is built together
SafeBuy welcomes partnerships that strengthen evidence, expertise, access and client protection.
- Real estate developers and firms
- Legal, surveying and valuation practices
- Architectural, engineering and construction professionals
- Financial institutions, mortgage providers and insurers
- Technology, identity and payment providers
- Professional bodies and regulatory stakeholders
- Diaspora associations and institutional partners
- Corporate organisations and referral partners
Those are the kinds of organisation this invitation is open to, and not a client list. No existing partner is named on this page, because who a company already works with is a fact about somebody else's business that only they can confirm.
Where we draw the line
SafeBuyRealties works for proper onboarding, identity checks, legal and specialist review, documented payments, and records that hold up when somebody reads them back a year later.
It does not work for shortcuts, misleading claims, undocumented payments, false representations, or the quiet concealment of a material risk in a transaction. A client who wants any of those is asking for a service we do not sell.
What we ask of clients
Read the reports in full, including the limits and assumptions each scope is written under. Take independent advice where the size of the decision warrants it. Then make your own decision, on the evidence.
Due diligence reduces avoidable exposure. It is not a promise that every risk, present or future, has been found and removed, and we will not describe it as one.

This is the website of a company that sells protection against property fraud, so a plausible detail that nobody has checked would be the exact kind of claim we exist to help people test.
